Terms & Conditions
Use of this website constitutes acceptance of the terms and conditions of property use and billing as set forth below:
Occupants: Premises shall be occupied only by _____ adults and ____ children. The names and ages are:
Billing: All payments will be made via electronic Pay-Pal through this website. NO CASH is accepted or kept on site. The deposit must be paid 10 business days prior to scheduled arrival. Any reservations not cancelled within 10 business days of arrival may be rescheduled but the deposit will not be refunded. Payment in full will be charged to the Resident's after a final walk through of the premises with the deposit being applied toward charges.
Security Deposit: Receipt of $200.00 as a damage/cleaning/security deposit will hold the reservation for a specific date and property. The Residents understand the Security Deposit is not rent and Residents will be responsible for any and all unpaid rent at time of vacating premises.
No Subletting: Residents will not assign this Lease Agreement or sublet any part of the premises.
Noise Control: Resident's will be respectful of the neighbor's privacy and keep noise, music, and parties contained within the premises. Should it become necessary to intervene on behalf of the neighbors, local authorities will be notified. Any towing or other remedies as necessary will be charged to the credit card holding the reservation.
Damages: Should damage or destruction occur as the result of abuse or negligence of Residents, or Residents guests, Owner only shall have the right to repair or replace items. Should this right be exercised Owner shall promptly repair the premises and any unused security deposit shall be refunded to Residents. Repair for damages caused by Residents neglect or abuse will be deducted from Security Deposit. Any costs above the remaining Security Deposit shall be owed by Resident and daily rent will be charged, if required, for lack of use. Within 21 days Owner to furnish Residents a security deposit statement, itemizing any deductions.
Delayed Repair Calls: Residents agree to notify Owner or Owner's agent within 24 hours of Residents discovery of any defect, infestation, emergency and/or needed repairs. If Residents fail to notify Owner or Agent, Residents agree that Residents are liable for any additional cost and/or damage caused by Residents delay in reporting said issues and this additional damage will be deducted from Residents Security Deposit if not paid prior to Residents vacating the premises.
Hold Harmless: Residents agree to hold Owner and Owner's Agent harmless from claims, demands, damages or liability arising during the use of premises caused by or permitted by Residents, Resident's family, employees and/or guests. Under age drinking or drug use is strictly prohibited.
